On the story timeline she acknowledged her love for Jay for some time between their marriage and her slap to Jay because of Anjali's incident. Can't really infer exact time but she tells Tharun that sex between them became boring and routine and their marriage died the same day Jay had compared her to Anjali while claiming her after Tharun's kiss. Since this story in third persons narration, we can assume what they say or think is generally true unless it's a lie based on what we read in the story.
1. After having sex with Nikitha for the first time, Jay asks whether she loves him. She says no let's continue as FWB. They even discuss kids and decide against it. Don't know why that part about kids is there when they decided on FWB. When things changed from her perspective shouldn't she communicate that with Jay?
2. While returning from village after the challenge, Jay recieves promotion and he announces that they will clear the loan in 6 years. Nikitha response is "oh!! We have to stay together for 6 more years" which Jay interprets as she is not willing to build a future together and 6 more years would mean they will be in mid 30s and she is gearing losing her youth for his issues and challenges out of gratitude for saving her. Then the plan to make her join the same company so that loan can be paid off faster. After her date with Tharun, Jay explains that he thought, he was a burden for her and tries to explain how sex is his way of expressing love. She anyway doesn't acknowledge that.
3. After the slap, when Jay asks.Nikitha if she is jealous she says no and proceeds to have sex with him. Where did she communicate she is not okay with Jay having sex with Anjali?
So with Jay I feel it's majorly her faults that brought this situation if she thought she loved Jay.

Yes these are all her faults but not point in time is my meaning.
She doesn't understand the love Jay is showing her at that time because sex is a common thing when one young adult and woman share home..hormones and all :)
In her case she is enjoying the sex and it doesn't come along as a emotional baggage when she started it but over the time, due to habit and close proximity, she fell in love as being wife of Jay and in process she loved him with all her heart, she believed in this marriage but still in subconscious only, she never acknowledged it because she knows its a contract, one can do what ever they want as if its an open marriage. Same for Jay, he started with sex but he extended it with sex as his way of expressing love as he lost the penchant for expressing love because of his ex betrayal as per author and that makes sense...so when things changed for both of them, they never sat through and acknowledged it.
When she saw Jay and Anjali, she got hurt and instead of realizing her feelings and expressing it, she thought about their agreement that any one in that marriage can explore and look for a partner outside..she didn't want to come at that time and agree that do not sleep with Anjali as I am in love with you...because she herself never accepted her love for Jay, she only did later point in time after Tharun when she missed Jay..When Jay pushed her to Tharun, she started that as a game to deal with the secrecy but later realized that Tharun is sincere in his efforts so that's when she first started to experience real responsive love and combine that with Anjali's episode and Jay aggressive possessive sex made her drift away from him without realizing his love. She couldn't believe when all of a sudden Jay says he loves her...no one will...
Imagine Sharmi is not there, she would have never agreed to sleep with Tharun and cheat Jay...as in her mind Marriage is still real...she is wife of Jay. Only when she saw that Jay has already moved on with Sharmi did she think about her own future...and once she stepped in , there is no going back for her, she took that much time to decide and approve Tharun as her future...
Its all fate, situations, others interference and her strict morals to stick with choice caused this mess and practically its not her fault at that point in time.
